How fast can I actually close?

Our fastest closes are 7 days from accepted offer to wired funds. The average is around 10 days, and you can pick a longer timeline (up to 60 days) if you need more time to move.

How is the offer amount calculated?

Buyers in our network use recent local comparable sales, your property's condition, repair estimates, and current market velocity. Most offers come in around 88–94% of fair market value — significantly higher than typical 'we buy houses' lowball offers.

Do I have to pay any fees?

No. There are no agent commissions, no listing fees, no inspection fees, and no closing costs to you. The offer you accept is the amount you receive.

Do I need to make repairs or clean?

Never. We buy properties exactly as they sit — leaky roof, foundation issues, hoarded contents, code violations, all of it. You can leave behind anything you don't want to take.

No. Your property and contact details are only shared with verified, pre-approved buyers in our network who sign confidentiality agreements. Nothing goes on the MLS.
